SAMPLE STAGING CHECKLIST

Report Overview: The goal for staging 123 any street is to make it an inviting home that will appeal to the broadest range of prospective buyers. Exterior
  • Store yard ornaments, hose, and planter pots not being used.
  • Clear off the front porch other than the bench.
  • Remove the personalized door knocker from the front door.
  • Paint the front door Sherwin Williams Cyberspace SW 7076 for an updated appearance.
  • Add a large front door mat so the entry appears grand and inviting.
  • Add a wreath on the front storm door.

    • On the back patio clear off all items other than the grill and the furniture set.
    • Move the grill so that it is not visible from inside the house.

    Throughout

    • Store personal photos and items, religious artifacts, and sports team items.
    • Deep clean the interior of the home to sparkle.
    • Touch-up paint throughout the home where walls are scuffed and hanging items have been taken down.
    • Replace low wattage light bulbs (60W or below) with brightest bulbs recommended by manufacturer. Similar fixtures within each room should have matching bulbs. Corkscrew bulbs should be removed. Light fixtures and ceiling fans should be dusted and cleaned.
    • Windows including glass, screens, and sills should be spotless allowing the maximum amount of natural light to enter the home. Unused screens can be stored to brighten rooms.
    • Open curtains, blinds, and shades and switch on all lamps and overhead lighting for photos and showings.
    Entry
    • Clear off the walls other than the shelf that's above the bench.
    • Store the name sign and the rug.
    • Move the living tall plant to the Rec Room and consider placing the pot within a basket.
    • Remove the other tall plant without leaves.
    • Add an area rug for an inviting entrance. (5' x 7'5", grey)
    • Tidy the coat closet by clearing the floor space and keeping only seasonal clothing on matching hangers and in baskets.
    • Tidy the baskets in the bench.

    Dining Room

    • Clear off the walls.
    • Add the large tree art piece from the Living Room where the mirror art pieces were.
    • Clear off the built-in shelves and display 1 or 3 objects such as small plants, glassware or serve ware.
    • Add a fresh bouquet of flowers and push in the benches of the dining table for photos and showings.

    Powder Bath

    • Add a decorative hand towel on the vanity.
    • Tuck the trash can, wipes, and room spray out of sight for photos and showings.

    Kitchen

    • Store the large wood bar that's in the breakfast nook and the family photos.
    • Move the two chairs from the bar to the Rec Room bar.
    • Clear off the refrigerator.
    • Pair down and neatly organize cabinet contents.
    • Keep the counters cleared off as much as possible to make the kitchen appear large.

    Living Room

    • Store the ottoman, the tall, dark cabinet near the hall to the girls' rooms, and the dark wood coffee table to open up the space.
    • Move the chair further into the room making a clear pathway to the girls' bedrooms.
    • Repair the back of the sofa.
    • Clear off the mantle.
    • Move the tree art piece to the dining room.
    • Add 3 or 5 light-colored decorative throw pillows (18"x18", ivory). Designer will help with placement and great room arrangement at follow-up visit.

      Rec Room

      • Store the blue bar stools, the personal photos, the BEER poster, the door mat by the back door, the tall shelf and the collectibles on it, the sports team items, and the bar height table and chairs.
      • Add the two bar stools that were in the kitchen to the bar counter.
      • Push the pool table a couple feet closer to the back wall to make a larger pathway now that the table and chairs have been removed.
      • Clear off the counter tops and place a nice-looking potted plant or decorative piece on the counter above the wine cooler.

      Pink Girls Bedroom

      • Clear the floor space as much as possible.
      • Tidy shelves and store items organized in baskets.
      • Clear off the tops of dressers and tables as much as possible.
      • Remove personal photos and items.
      • Make the bed and clear off personal items for photos and showings.
      • In the closet, pair down the contents to just seasonal items, clear the floor space to make it appear larger, hang clothes on matching hangers for a neat appearance, and place loose items in baskets or neatly folded and stacked on shelves.
      • Pull open the drapes and switch on the lamps to brighten the bedroom for photos and showings.
      • In the hall between the bedrooms, clear off the walls.

      Purple Girls Bedroom

      • Clear the floor space as much as possible.
      • Tidy shelves and store items organized in baskets.
      • Clear off the tops of dressers and tables as much as possible.
      • Remove personal photos and items.
      • Make the bed and clear off personal items for photos and showings.
      • In the closet, pair down the contents to just seasonal items, clear the floor space to make it appear larger, hang clothes on matching hangers for a neat appearance, and place loose items in baskets or neatly folded and stacked on shelves.
      • Pull open the drapes and switch on the lamps to brighten the bedroom for photos and showings.

      Girls Bath

      • Consider replacing the vanity light with a model like this:
      • Add a framed art piece or wall décor above the toilet.
      • Raise the shower curtain rod and add a white shower curtain to brighten the space.
      • Clear off the counter top except for a nice-looking bottle or bar of soap, clear the tub of personal items, and remove the girls rugs, towels, step stools, and toilet seat for photos and showings.
      • Display new, white towels, a fresh rug, and a faux white orchid on the vanity for photos and showings.

        Guest Bedroom

        • Paint the orange wall the same color that's on the other walls of the room to neutralize the space.
        • Store the mirror art photo frames that are above the chair and the trunk that's at the foot of the bed.
        • Move the floor lamp to the Upstairs Family Room.
        • Tidy the shelves and clear off the tops of the dresser, side table, and short shelving unit.
        • Pull open the shades and switch on the lamps to brighten the bedroom for photos and showings.

        Guest Bath

        • Store the personal photos.
        • For photos and showings, tuck away the toilet plunger, all of the rugs except for one in front of the sink to expose the beautiful wood floors, clear out the shower except for one or two nice-looking bottles, and display new, white towels and a faux white orchid on the vanity.
        • In the closet, keep as much of the floor space clear as possible and remove large boxes.

          Laundry Room/Mudroom

          • Tidy and pair down shelf and hanging clothes contents.
          • Place jackets on matching hangers for a coordinated look.
          • If possible, remove stickers from the auxiliary refrigerator.
          • Clear off the top of the cabinets above the washer and dryer.
          • Clear off the tops of the washer and dryer, the bench, and the counter tops for photos and showings.

          Gym

          • Store the kids art and place exercise mats and accessories in a basket or bin or away in the closet.
          • Store the floor fan and open the blinds and curtains for photos and showings.

          Garage

          • Clean the walls, doors, and floors.
          • Store the Las Vegas sign and clear off the counter tops and tool box.
          • Clear off the tops of the white cabinetry.
          • Neatly arrange contents of white cubicles.
          • Store away seasonal recreation equipment.
          • Remove vehicles and large items for photos and showings.

          Stairs

          • Store the baby gates and carpet pads from the steps for photos and showings.

          Office

          • Clear off the mantle and place a potted plant or decorative item there. Remove personal photos.
          • Tidy the glass shelves.
          • Remove any boxes, files, or file cabinets that won't need to be accessed while the home is on the market.
          • Clear all items from the floor other than the patterned rug.
          • Clear off desk tops and tuck in chairs for photos and showings.

          Upstairs Family Room

          • Store the folding table, the cat house, the Broncos items, and the floor lamp.
          • Move the toys and storage containers into the closets along the edge of the room if possible.
          • Place the floor lamp from the Guest Bedroom on the end of the sofa closest to the window.
          • Tidy the TV cabinet.
          • Add a pair of light-colored decorative throw pillows. (18"x18", wool, grayish white) .

            Master Bedroom

            • Store personal photos and items.
            • Add a faux fur pillow on the bed. (18"x18" wool, cream white)
              • Clear off the dresser and bedside tables except for the lamp, pull open the shades, and switch on the lamp to brighten the bedroom for photos and showings.

                Master Bath

                • Remove the shaving mirror from the glass shower enclosure.
                • Remove bottles from the shower and place neat-looking bottles for staging.
                  • Store the dark rugs, the robes, and all personal items for photos and showings.
                  • Display fresh white towels and the orchid on the vanity for photos and showings.
                  • In the closet, remove all items other than clothing and shoes. Keep only seasonal clothing hung on matching hangers and in bins organized by color for a tidy appearance.
