Exterior
  • Shovel the path to the front door and keep snow removed from the front deck and path.
  • Add a large, fresh front door mat so the entry appears inviting.
  • Add a wreath on the front door.

  • On the back deck, remove all furnishings other than the red chairs.
  • Keep the driveway plowed and the entries to the garage doors clear of snow build-up.
  • In the barn, clear the items from the windows and remove the drape from the glass door.  Keep items stored here tidy.

Throughout

  • Store personal photos and items and religious artifacts.
  • Deep clean the interior of the home to sparkle.
  • Touch-up paint throughout the home where walls are scuffed and hanging items have been taken down.
  • Replace low wattage light bulbs (60W or below) with brightest bulbs recommended by manufacturer. Similar fixtures within each room should have matching bulbs. Corkscrew bulbs should be removed. Light fixtures and ceiling fans should be dusted and cleaned.
  • Replace/add smoke and carbon monoxide detectors if discolored and if not near all sleeping areas.
  • Windows including glass, screens, and sills should be spotless (with plastic removed where possible), allowing the maximum amount of natural light to enter the home. Unused screens can be stored to brighten rooms.
  • Open curtains, blinds, and shades and switch on all lamps and overhead lighting for photos and showings.
  • Store dark rugs.  Designer will arrange homeowner's light-colored rugs at follow up visit.
  • Store space heaters for photos and showings.
Entry
  • Store the bench and all other items, keeping the floor space clear.
  • Tidy the coat closet by clearing the floor space and keeping only seasonal clothing on matching hangers.  Pair down contents to make the closet appear large with ample storage.

Stairs

  • Tidy the hooks on the landing and keep items hung there to a minimum.

Powder Bath

  • Add a white hand towel on the ring.
  • Clear the floor, display the bar soap on the vanity and an orchid on the back of the toilet, and tuck away any toilet tools for photos and showings.

    Living Room

    • Store the Indian sofa and all of the pillows, the small rug that's in front of it, the art and decor from the table in front of the south windows, the art piece hanging outside of the powder room door, the side chair near the hutch, the round ottoman, and all items on the hearth on mantle except for fireplace tools and logs.
    • On the hutch near the powder room, pair down the contents by 50 percent and store personal photos.
    • Clean the fireplace.
    • Clear off the window sills.
    • Add a large canvas print on the mantle (32" x 48" color: Artwork-01 or similar), a large arrangement of faux or real white orchids on the coffee table, and 6 light-colored decorative throw pillows at the seating area (4) Miulee 18"x18" wool cream white pillows and (2) Woven Nook pillows. Designer will help with placement and great room arrangement at follow-up visit.

    Dining Room

    • Store the wall art, the bar chairs, and the china hutch.
    • Repair the scratches by the door to the deck and add a rug.
    • Consider adding a chandelier centered above the dining table (20" white pendant).
    • Add 4 simple bar stools at the counter (Elmwood/Bronze).
    • Add a fresh bouquet of flowers and push in the chairs for photos and showings.

    Kitchen

    • Clear the window sill except for the plants.
    • Tidy the dishes in the glass-front cabinets.
    • Clear off the refrigerator.
    • Pair down and neatly organize cabinet contents.
    • Keep the counters cleared off as much as possible.
    • Add a bowl of fresh fruit (no bananas) for photos and showings.

    Master Bedroom

    • Store personal photos and items.
    • Store the red drapes, the dark rug, the sofa, the wicker chair, and the Asian wall art.
    • Add light-colored floor length drapes.
    • Move the bed to the corner of the room, placed on a diagonal, maintaining a clear walkway to the bathroom.  
    • Make the bed with light-colored bedding.
    • Place the side table and lamp next to the bed.
    • Add the chair from the loft in front of the mirror.
    • Clear off the dresser and bedside table except for the lamp and TV, store the space heater/humidifier pull open the drapes, and switch on the lamp to brighten the bedroom for photos and showings.
    • In the loft, clear off the railing, move the side chair down to beside the master bed, remove the purple blanket from the window, store the draped table and shelves, place the lamp and side table next to the bed, clear the floor space except for the rug, and make the bed in light-colored bedding.

      Master Bath

      • Paint the walls to match the master bedroom or the cream color used in the upstairs bathrooms.
      • Store the tall dark cabinet that's by the tub, the art piece that's above the tub, and all items that are on the tub deck and window sill.
      • Clear off the vanity, store the red rugs, and display fresh white towels, a plush white runner rug (47" x 17" White Frame), and a white orchid on the vanity for photos and showings.
      • In the closet, remove all items other than clothing and shoes. Keep only seasonal clothing hung on matching hangers and stacked on shelves, organized by color for a tidy appearance.  Clear the floor space as much as possible to make it appear larger.

        Main Level Bedroom

        • Store the slip-covered side chair and the red blanket and pillow.
        • Store personal items out of sight for photos and showings.
        • Tidy the desk and green shelves.
        • Clear off the bedside tables other than the lamp.
        • Let the curtains down for photos and showings.
        • In the bathroom, add white towels for photos and showings.

          Laundry Room

          • Tidy the cabinet contents.
          • Clear off the tops of the washer and dryer.
          • Tidy the shelves.
          • Clear the floor space as much as possible.
          • Remove clothes and clothes hangers.

          Upstairs Open Loft

          • Store the personal items.
          • Tidy the art table and the book shelves.

          Upstairs West Bedroom

          • Store the side table and lamp and the rocking chairs.
          • Make the bed in light-colored bedding.

            Upstairs West Bath

            • Add a new white shower curtain.
            • Replace light bulbs in vanity fixture to match (no corkscrew bulbs).
            • Display fresh white towels and a plush white runner rug (47" x 17" White Frame) for photos and showings.

            Upstairs East Bedroom

            • Store personal items, clear off side tables, dressers, the desk, and shelves, and make the bed in light-colored bedding for photos and showings. 

              Upstairs East Bath

              • Add a new white shower curtain.
              • Remove the art piece near the shower.
              • Replace light bulbs in vanity fixture to match (no corkscrew bulbs).
              • Display fresh white towels and a plush white runner rug (47" x 17" White Frame) and clear personal items from the shower and vanity for photos and showings.
              •   

              Lower Level Family Room

              • Pair down the contents of the shelves and neatly arrange remaining contents.  Designer will assist with arrangement at follow up visit if needed.
              • Store the slip-covered chair, the small ottoman, the trunk and the small table.
              • Remove the sample carpet squares.
              • Clear off the window sill and place 1 or 3 decorative pieces on the mantle. 

              Lower Level West Bedroom

              • Paint the dark wall to match the other light-colored walls in the room.
              • Hang the cherry art piece above the headboard.
              • Clear off the window sill.
              • Make the bed in light-colored bedding that coordinates with the sofa, pillows, and window treatments for photos and showings.

                Lower Level Bath

                • Clear off the window sill.
                • Add a white sheer curtain to fit the window.
                • Replace light bulbs in vanity fixture to match (no corkscrew bulbs).
                • Clear off the vanity and display fresh white towels for photos and showings.

                Lower Level East Bedroom

                • Paint the walls to match the other light-colored walls in the home.
                • Store all furnishings other than the bed and tall dresser to open up the room.
                • Remove the hooks, ropes, etc from the wall.
                • Make the bed in light-colored bedding (Micromink color: Taupe or similar) for photos and showings.

                Mechanical Room and Garage

                • Clean the walls, doors, and floors.
                • Tidy shelves and keep stored items to a minimum.
                • Remove vehicles and large items for photos and showings.
