HOME STAGING CHECKLIST

Report Overview: The goal for staging 68 Aspen Way is to make it an inviting home that will appeal to the broadest range of prospective buyers. This can be achieved by depersonalizing and simplifying each space to lighten the appearance of the home and completing the unfinished lower level. Exterior
  • Add house numbers to the new brick columns at the street.
  • Clear the driveway, parking area, walkways, and decks for photos and showings. 
  • Remove all items other than the wicker bench with seasonal pillows and tiered display shelf from the front entry. 
  • Remove the eye hooks from the deck soffit.
  • Add a door mat that's oversized and neutral to make the front entrance appear grand. (24"x57")
  • On the back deck, store the umbrella and kids furniture.  Place a cover over the grill.
  • On the lower level patio, arrange the outdoor furnishings to show the full use of the space. 

    Garage

    • Clean the walls, doors, and floors.
    • Tidy work benches.
    • Tidy the loft storage space.
    • Keep the stairs cleared off.
    • Remove the camper and large items and clear the floor space as much as possible for photos and showings.

    Throughout

    • Deep clean the interior of the home to sparkle.
    • Store personal photos and items, awards, and political or religious artifacts.
    • Touch-up paint throughout the home where walls are scuffed and/or hanging items have been taken down.
    • Replace low wattage light bulbs (60W or below) with brightest bulbs recommended by manufacturer. Similar fixtures within each room should have matching bulbs. Corkscrew bulbs should be removed. Light fixtures and ceiling fans should be dusted and cleaned.
    • Windows including glass, screens, and sills should be spotless allowing the maximum amount of natural light to enter the home. Unused screens can be stored to brighten rooms.
    • Open curtains, blinds, and shades and switch on all lamps and overhead lighting for photos and showings.
    • Organize closets by pairing down the contents, keeping only items needed within the next 3 months and clearing the floor space as much as possible to make them appear large.

    Entry

    • Repair the scratched area on the back of the front door.

    Living Room

     

    • Center the rug on the fireplace and evenly between the fireplace and the piano.
    • Clear off the hearth and mantel.
    • Move the sofa, console table, two side chairs and side table closet together.  Stager will assist at follow up visit.
    • Store the vintage suitcase and the small side table that's beside it, the tiered shelf, the items that are on the top of the piano, the round candle metal piece above the piano, and family photos.

    Dining Room

    • Remove the wood drop-leaf table.
    • Move the mirror that's above it to hang above the stairs.
    • Pair down the contents of the china hutch so that only simple china and silver are displayed.

    Kitchen

    • Add clear glass to the open-front cabinets and tidy the visible contents within them.
    • Clear off the bar counter.
    • Add a light-colored table cloth on the breakfast nook table.
    • Clear off the counters other than the white crocks, utensil crock, toaster, knives and the fruit stand filled with fresh produce for photos and showings.
    • In the pantry, clear the floor space as much as possible and neatly arrange the stored contents and cookbooks.
    • In the closet near the garage, clear the floor space and keep just a few jackets on matching wood hangers.  Place lose items in baskets on the shelf for a tidy appearance.

      TV Room off of Kitchen

      • Remove the section of the sectional that's closest to the living room and fill the remaining piece with the decorative pillows for photos and showings.
      • Remove the lamp, stuffed kids chair, and the small black bench.
      • Rotate the rug 90 degrees.
      • Conceal the TV cord and clear off the tops of the white cubbies.
      • Place baskets filled with kids toys in the cubbies for photos and showings.
      • Place the kids work table and two chairs in front of the windows. 

      Laundry Room

      • Keep office work concealed within the drawers.
      • Clear of the shelves and add matching baskets with supplies within them for a neat appearance.
      • Add the missing smoke detector.
      • Add knobs to the cabinet doors.
      • Clear off the counter, remove any hanging items and clear the floor space for photos and showings.

      Powder Bath

      • Re-caulk the vanity slab along the backsplash. 
      • Clear off the vanity other than hand soap, display a light-colored hand towel, tuck away any toilet tools and close the toilet lid for photos and showings.

          Master Bedroom

          • Consider flip-flopping the bed and the TV wall to make the bedroom appear more private from the living room.  If the bed will stay in its current location, consider removing the black bed frame and headboard and adding a light-colored headboard (Beige or Cream) to open-up the space.
            • Store the bench that's near the bathroom, the side chair, the side table, the larger of the two bedside lamps, and everything from the walls other than the 3 prints above the bed.
            • Clear off the bedside tables and tops of the dressers for photos and showings.
            • Keep the current bedding on the bed.

            Master Bath

            • Store the black rugs, the pedestal table by the window, and the step stools for photos and showings.
            • Add a light-colored 5' x 8' or as large as will fit in the middle of the floor to soften the space.
            • Clear off the counter other than neat looking soap at each sink.
            • Clear off the top of the cabinet by the tub.
            • Clear off the tub deck and remove all items from the shower other than a couple of nice-looking product bottles.
            • In the toilet room, move the art piece to hang above the toilet.
            • Add fresh white towels and a real or faux white orchid on the vanity for photos and showings.
            •  
            • In the closet, remove all items other than clothing and shoes. Keep only seasonal clothing hung on matching hangers organized by color for a tidy appearance.  Clear the floor space to make the closet appear as large as possible.  Re-attach the ceiling light.

              Stairs and Upper Level Hallway

              • Store all of the art hanging in the stairwell and hang the mirror from the dining room centered above the top run of stairs.
              • In the closet, add shelves if this is the only linen closet upstairs.

              Guest Bedroom

              • Remove one of the beds.
              • Tidy toys and clear the floor space as much as possible.
              • In the closet, store items neatly within it keeping the floor space clear as much as possible.
              • Keep the bed made for photos and showings.

              Guest Bath 

              • Clear off the vanity other than hand soap, display light-colored coordinating towels, tuck away any toilet tools and close the toilet lid for photos and showings.

              Boys Bedroom

              • Tidy toys and clear the floor space as much as possible.
              • In the closet, store items neatly within it keeping the floor space clear as much as possible.

              Jack and Jill Bath

              • Re-hang the towel bar.
              • Remove the zebra rug and the posters from the doors.
              • Raise the shower curtain rod and add a white long (72" x 84") new curtain tucked behind the tub face for a high-end appearance. 
                • Clear off the vanity other than hand soap, display light-colored coordinating towels, tuck away any toilet tools and close the toilet lid for photos and showings.

                Girls Bedroom

                • Tidy toys and clear the floor space as much as possible.
                • In the closet, store items neatly within it keeping the floor space clear as much as possible.
                • Remove items hanging on the doors.
                • Make the bed in coordinating light-colored, neutral bedding for photos and showings.

                  Upstairs Family Room

                  • Display this room as a family fun room.
                  • Extra kids items from bedrooms or the room by the kitchen can be kept here, neatly arranged.
                  • Remove the desk and office equipment, the basketball hoop, and the colorful kids floor tiles.
                  • Keep the art piece that's between the windows.
                  • Hang the white rose art from the stairwell or a collection of smaller art above the sofa to make a gallery wall.
                  • Add 2 fresh light-colored pillows (Pearl white 18" x 18") on the sofa and a side table and lamp from another space for a cozy look.
                    • If the sofa doesn't look presentable in this way, stager can send rental options from Aaron's Furniture as options.

                    Lower Level

                    • Finish the space and add furniture and staging props as needed.  Stager will assist at follow up visit.
                    • Stager can select furniture rental options from Aaron's Furniture as this space is finished.
