HOME STAGING CHECKLIST

Report Overview: The goal for staging 142 Tanager is to make it an inviting home that will appeal to the broadest range of prospective buyers. This can be achieved by removing personal items, storing unused items, completing updates, and staging each space for a cohesive appearance.  Click on recommended product photos to be linked for online purchase.

Exterior
  • Remove vehicles from the front of the house for photos and showings.
  • Tidy the landscaping around the property.
  • At the front door, add a new, larger doormat. 24"x 57"
    • Keep the front, side, and back yard trimmed.
    • Keep all walkways, driveways, and decks throughout the property clear of debris.
    • Add a cover to the grill.
    • Move the glider love seat that's by the stairs down to the lawn to the lower level patio.
    • Remove the area rug that's beneath the dining area.  If an area rug is needed there, consider removing all existing area rugs on the deck and adding a single large area rug that will fill the space and give a unified, bigger look to the deck space.9'x 12' or as large as will fit. Blue/white stripe or similar.
    • Keep pillows and cushions neatly on all outdoor furniture and the furniture arranged so that there is ample room to walk around the back deck.
    Throughout
    • Deep clean the interior of the home to sparkle.
    • Touch-up paint throughout the home where walls are scuffed and hanging items have been taken down.
    • Replace low wattage light bulbs (60W or below) with brightest bulbs recommended by manufacturer. Similar fixtures within each room should have matching bulbs. Corkscrew bulbs should be removed. Light fixtures and ceiling fans should be dusted and cleaned.
    • Windows including glass, screens, and sills should be professionally cleaned and spotless allowing the maximum amount of natural light to enter the home. Unused screens can be stored to brighten rooms.
    • Repair any torn screens.
    • Closets can be neatly organized with items placed on matching hangers.  The floor space should be kept as clear as possible to make closets appear large.
    • Any sign of pets including beds, food and water bowls, and toys should be tucked away for photos and showings.

    Living Room

    • At the front entry, clear the walls above and beside the door and take down the hides and other items above the closet.
    • In the closet, clear the floor space and keep a minimal number of seasonal jackets on matching hangers on the rod and any extra items placed within matching baskets or neatly folded on the shelf. 
      • Store the cabinet that's to the left of the entry closet, and the family photos throughout the room.
      • Pair down the contents of the entertainment center shelves by removing books with bright binding and family photos.  Stager will help with arrangement of decor at follow up visit.
      • Remove all items from the walls other than art above the mantle and the mount that's above the hallway opening back to the kids's bedrooms. 
      • Add 3-4 more large, light-colored pillows to brighten the dark seating area. 20"x 20" Pearl White.
      • Clear everything from the sofa back table other than the box of pinecones.
      • Clear off the coffee table, window sills, and the round side table.
      • Clear off the mantle and replace the art that's above it with a large landscape or nature piece. 32" x 32"
        Dining Room
        • Tidy the contents of the china cabinet.
        • Store the 'family' sign.
        • Move the keyboard downstairs or to one of the kids's rooms.

          Kitchen

          • Remove all items that are on top of the upper cabinets.
          • Store the Colorado flag.
          • Replace the cabinet pulls to update the kitchen.
          • Pair down and neatly organize cabinet contents.
          • Clear off the front and top of the refrigerator and place a basket or plant on top of it to fill the space.
          • Remove the white microwave and add a stainless hood in its place.

          • Add a microwave/oven combo unit in place of the white wall oven and empty cabinet above it.  Try to match the brands of the new appliances with those already used in the kitchen.

          • Store the 'pantry' sign.
          • In the bar area, clear off the window sill and everything from the side walls, remove the valance on the window, and clear all items from the counter top.  Place a single plant or decorative piece on the counter top.
          • Clear off the counters other than the utensil crock 
          • Add an area rug to fill the floor space and lighten the room. (5'3"x7'3" orange/navy or largest that will fit in color you prefer)

          Garage

          • Remove all items from the steps and ledge into the house other than the rug.
          • Clear off the tops of all cabinets, work benches, refrigerator, freezer.
          • Update cabinet pulls to match those used in the kitchen.
          • Clear the floor space as much as possible.
          • Consider moving the gym to the lower level room that's getting new carpet.

            Master Bedroom

            • Clear off the tops of the dresser and bedside tables.
            • Store the leaning ladder that's in the corner, the wall decor that's below the TV, the baskets that are on either side of the dresser, all of the items above the headboard, the bench that's at the foot of the bed, and the tapestry that's on the wall that borders the dining room.
            • Move the large, round floral piece that's above the dresser to hang centered above the headboard to create a single focal point in the room.
            • Keep the bed made in light-colored bedding and the blinds all of the way open for photos and showings.
            • In the closet, pair down by 50 percent by storing items that won't be used in the next 3 months.  Keep just the all gray baskets and store the teal and the gray and white striped ones.  Display designer shoes and boxes.  Hang clothes on matching hangers or place in the gray baskets on the shelves for a neat appearance.  Keep the floor space as clear as possible to make the closet appear large. 

              Master Bathroom

              • Add missing knob on the cabinet.
              • Store the chalk board that's above the tub.
              • Consider removing the medicine cabinet and having a slab mirror installed that would extend from the top of the counter backsplash to the bottom of the light fixture and the width of the vanity with cutouts for the outlet and light knob to make the room appear current and larger.
              • Remove the bidet. 
              • Replace the floor with a laminate product to coordinate with existing finishes.  Designer will help with selection.
              • Touch-up the cabinets with oil and/or stain.
              • Store the jewelry and jewelry rack.
              • Clear out the shower except for a couple nice-looking bottles for photos and showings.
              • Clear the tub deck other than rolled towels, tuck away the trash can, clar off the back of the toilet, and display white, non-monogrammed, towels on hooks and rings for a spa-like look for photos and showings.
              • Clear off the vanity counter except for the glass cotton ball tower and a faux white orchid (or similar) for photos and showings.

                Upstairs Bathroom

                • Consider removing the medicine cabinet mirror and having a slab mirror installed that would extend from the top of the counter backsplash to the bottom of the light fixture and the width of the vanity to make the room appear current and larger.
                • Touch-up the cabinets with oil and/or stain if needed.
                • Raise the shower rod and add an extra long (72"x 96") light-colored shower curtain for a high-end look.
                  • Clear out the shower except for a couple nice-looking bottles for photos and showings.
                  • Clear off the vanity counter except for a nice looking decorative piece, arrange matching towels on the bar and ring, and clear off the back of the toilet for photos and showings.

                    Upstairs Boys Bedroom

                    • Store furnishings and items other than the dresser, the bed, the desk and chair, and the TV.
                    • Consider adding a rug with a little color in the center of the room.
                    • Keep the bed made and the tops of the desk and dresser cleared off for photos and showings.
                    • In the closet, keep the floor space as clear as possible.  Pair down by storing items that won't be used in the next 3 months. 

                    Upstairs Girls Bedroom

                    • Take down the brown valances on the windows.
                    • Store any toys that are needed and clear the floor space to make the room look as large as possible.
                    • Keep the bed made and the tops of the desk and dresser cleared off for photos and showings.
                    • In the closet, keep the floor space as clear as possible.  Pair down by storing items that won't be used in the next 3 months. 

                      Stairs to Lower Level

                      • Store all items on the window sill and that are on the walls other than the clock.

                      Laundry Room

                      • Clear off the tops of the washer and dryer.
                      • Tidy the contents of the cabinets and shelves.
                      • Move the board games to an enclosed space or store them.
                      • Remove all but a few items from the closet.
                      • Move the clothes steamer to the closet.
                      • Get rid of extra bins and baskets.
                      • Clear the floor space as much as possible.

                      Lower Level Office

                      • Replace the carpet with matching piece or replace with vinyl flooring if matching carpet is not available.  Designer will assist with selection.
                      • Patch and touch up paint the walls.
                      • Remove the can lights along the back wall and cap the box so that the future owner could place a new fixture there.
                      • Tidy the contents of the closet keeping items within it organized neatly and in matching bins and baskets.
                      • Consider using this room as "his" office or as the gym once the flooring is replaced.

                      Lower Level Family Room

                      • Store the tan cabinet and chaise lounge.
                      • Remove the tall cabinet that's by the pool table.
                      • Remove the pool table top and the chairs.
                      • Clear off the window sills.
                      • Move the exercise equipment to be with the other gym equipment.
                      • Store the photos that are on either side of the window by the couch.
                      • Store the coffee table.
                      • Add a fun lamp and leave it switched on for photos and showings on the side table.  Like this or similar.

                        Storage Room

                        • Keep anything stored here neatly organized on the shelves.

                            Lower Level Bathroom

                            • Consider removing the medicine cabinet mirror and having a slab mirror installed that would extend from the top of the counter backsplash to the bottom of the light fixture and the width of the vanity to make the room appear current and larger.
                            • Touch-up the cabinets with oil and/or stain if needed.
                            • Raise the shower rod and add an extra long (72"x 96") light-colored shower curtain for a high-end look.
                            • Clear out the shower except for a couple nice-looking bottles for photos and showings.
                            • Clear off the vanity counter except for a nice looking decorative piece, arrange matching towels on the bar and ring, and clear off the back of the toilet for photos and showings.
                            Lower Level Office/Bedroom
                            • Replace the ceiling fan/light with a white light fixture.
                            • Move "his" desk to the lower level office once it gets new flooring.
                            • Place your desk where his was.
                            • Remove diplomas and items from the walls.
                            • Tidy the shelves and baskets on the display cabinet.
                            • Move the file cabinet and printer so they are not the first thing seen when entering the room.
                            • Clear off the top of the desk as much as possible for photos and showings.

                            Lower Level Girls Bedroom

                            • Move the dirty clothes bin to within the closet.
                            • Store any items that are needed and clear the floor space to make the room look as large as possible.
                            • Keep the bed made and the tops of the desk and dresser cleared off for photos and showings.
                            • In the closet, keep the floor space as clear as possible.  Pair down by storing items that won't be used in the next 3 months.
